The site is in Deanshanger, which is a village in South Northamptonshire. The village can be found west of the small town of Stony Stratford and a short distance south-west of the village of Old Stratford.
The site is situated on the southern edge of Deanshanger, a South Northamptonshire village with good local schools and amenities, and within easy reach of Milton Keynes, Northampton and Buckingham.
It is close to the major roads of the A422, the A5 and the A508. The proposal site itself is located on the east side of Buckingham Road inside the south edge of the Deanshanger village boundary. The site now falls within the Deanshanger Conservation Area following the extension of the Conservation Area boundary in 2013. This portion of Buckingham Road to the south of the village (apart from the proposal site) consists solely of residential uses. Immediately to the north of the proposal site is the Grade II listed building known as Manor Farmhouse (comprising Nos. 20 & 20a The Green).
There are also two large detached dwellings to the west of the site situated on the opposite side of Buckingham Road and three large detached dwellings to the north of the site, (known as Manor Farm Court, Nos. 18a, b & c The Green). The last known use of the site was as the of__ce headquarters of the South Central Ambulance Service [NHS Trust], which contained the various administrative departments that ran the Trust.
It is proposed to erect two detached two-storey dwelling houses. The dwelling on plot 1 would also have accommodation within the roof space. The existing vehicular access to the site from the main highway (Buckingham Road) would be retained in order to serve the dwelling on plot 2; this is a private drive that also serves the 3 dwellings at Manor Farm Court, to the north of the application site.
A new driveway would be provided from Buckingham Road to serve plot 1 and another to serve the car parking area for the existing buildings to be converted. The operational development to the existing buildings on site would include the insertion of some new windows and doors together with a number of new conservation style roof lights.

These buildings were the subject of a Prior Notification application submitted to South Northamptonshire Council proposing a change of use from Of__ces (Use Class B1a) to dwelling houses (Use Class C3). Approval for this change of use was granted on 19 May 2014.
The proposed new dwellings would have a total footprint of about 235m2 and their plots extend to approximately 0.143 hectares. Therefore, the proposed dwellings would cover only around 16.43% their combined plots. There would be garages, driveways, garden areas, an access road and visitor parking in the immediate vicinity of the proposed dwellings.
